This stunning dining room didn't give
a clue to the potential "wow" factor it
contained while it was empty. By
bringing in dining room furniture and
a rich colored wool rug, this dining
room gives potential homebuyers a
place to sit down and write an offer!
The bar between the kitchen and
living area features beautiful molding
and custom cabinet finishes which
were obscured by the bar stools.
Simply removing the bar stools
allows this outstanding feature to
stand out!
The view and fireplace were the
focal point in this home. By
repositioning the furniture and
editing the fireplace bookcases we
drew the eye to the beautiful
built-ins and wide open view!
This large kitchen offered a lot of
storage but that fact was lost due
to the amount of "stuff" left out on
the counters. By prepacking
unused items and placing the rest
in the freed up cabinets, we were
able to bring buyers' attention
where it belonged...on the house!
By removing the items that had
previously been stored above the
cabinets, storing away the small
appliances and clearing off the refrigerator the
kitchen no longer felt small and cramped. Apparently
it did the trick. The homeowner received multiple
offers in only 8 days on the market!
This bathroom was rather nondescript when we
first saw it. We found the bullfighter picture in a
closet and used it as our inspiration. We drew
the colors of the towels and candle from the
picture. Please note how the picture reflects in
the mirror as you look into the bathroom. It had
the effect of drawing you further inside which
led you to discover the hidden walk in closet!
This room has an incredible
arched dormer window as well
as interesting architecture and
lighting. By repositioning the bed,
removing the canopy and opening the
window coverings, we drew attention to
this unique feature. By removing other
furniture that was in the room and
prepacking the various toys, this room
feels much larger and brighter!
The bay window and built in window      bench
provided a wonderful spot for this family to
have their meals. By removing the tablecloth,
reducing the number of pillows and adding
greenery to the table, we allowed your eye to
be drawn to the beautiful view outside. In
addition, the bench was no longer hidden from
view!
This living room had not
been used as a living
room but rather as a
workout area and catch all. We removed
the rug to show off the fabulous wood
floors, brought in two captain's chairs
from the overcrowded dining room and
added greenery and lighting to turn this
into a very inviting room.
  
Leaving this table empty made the
room feel empty and not very
inviting. By adding a colorful, warm
table scape, this  breakfast nook now
evokes visions of relaxed, enjoyable
time around the breakfast table.
This one of a kind dining
room was spectacular to
begin with. With careful
editing of the furniture and
accessories we drew the
attention to where it
belonged...the beautiful
windows and architecture.
Many times Bonus Rooms
are quite a challenge as
they often become storerooms for the odds
and ends of our homes. Here, we donated
furniture that was not moving to the new
home, brought in the futon from another
room, brought the chair up from downstairs
and repositioned the office equipment as the
homeowner worked from her home. We now
had a
real bonus for the new buyers!
Editing made a huge difference as we
prepared this nook for Staging
®. By
eliminating the extra furniture and table
items, we drew the focus away from the
"stuff". We drew the window treatments
up to frame the view and allow more
light in. Buyers love natural light!
There wasn't much to see in this long
forgotten extra bedroom which housed
the leftover mismatched furniture. We
flipped the beds position, bought fresh
bed linens and added greenery.
Instead of feeling like a forgotten extra
bedroom, it took on the air of a bed
and breakfast!
                This homeowner taught           
                 music so it was very                 
                 important that she continue to
do so. We repositioned the piano
opening up the breakfast nook. We
utilized the two captain's chairs from her
dining room to act as violin lesson
chairs. With classical music playing in
the background, it was no surprise when
the first people to tour the home bought
her home- just three days later!
The white walls in this teenager's
room didn't allow
you to see the unique ledge above
the  bed.
Fortunately, she was a talented
artist so we were
able to display some of her original
artwork on the shelf which drew
attention to this feature.
Who knew that a pantry could be a work of art? This
pantry had the usual collection of items we all store in
our pantries. However, when a home is on the market
every detail counts! We utilized the beautiful canned
goods the homeowners already had and straightened
the other canned goods. We utilized wicker baskets to
contain the smaller items. We were then able to store
the various appliances which had originally been
stored on the kitchen counter tops.
This particular home has many wonderful details
throughout the property. The architecture and
moldings give you much to observe as you walk
through the home. However, prior to Staging
® this
charming nook was overlooked at the end of the hallway.
By adding the child's raincoat and tiny galoshes, we now
draw attention to this handy storage bench and rack
conveniently located near the garage door!
This working office had many books and
personal items which needed to be
packed away prior to going on the market.
We simply repositioned the desk, added
greenery and set the stage for another
Successful Sale-which occurred within the
week!
